What should you know about Water Losses?

Types of Water Losses

  • Category 1 (Clean Water): Source of water with no contaminants. Generally a broken supply line from sinks, tubs, etc.
  • Category 2 (Grey Water): Source of water has a mild amount of contaminants. Generally water discharged from a dishwasher, laundry, toilet, etc.
  • Category 3 (Black Water): Source of water is heavily contaminated. Generally water contaminated by sewage, unknown bacteria, dead animals/insects, etc.

Class Rating

  • The IICRC clarifies a loss using Four (4) “classes” of destruction.

  • Class 1: The lowest and easiest to deal with, this accounts for only part of a room or area being affected.
  • Class 2: Affected entire room, carpeting, or cushioning, the wetness has wicked up the walls 12” and moisture in structural materials.
  • Class 3: Saturated ceilings, wall, insulation, carpet, and sub-floors. 
  • Class 4: This accounts for a Special Drying situation. Examples may include hardwood floors, brick or stone.

More than a Water Loss!

  • Reaching a dry standard is our specialty, completely drying all the building materials prevents secondary damage such as microbial growth. Property Craft will make efforts to save materials and protect the home whenever possible. With that being said Property Craft double checks affected areas to ensure there is no Microbial Growth in the area, our Free Inspections include this process!

Our Process

Respond to Loss



After you reach out to us we will have our emergency service team respond to your loss as soon as possible.

Document Damages & Sign Work Authorization

We will assess the situation, converse with you regarding the steps we need to take. If you agree we will ask for you to sign a Work Authorization, this allows us to work immediately.

Asbestos Testing


This applies only if there is affected material that is needed to be removed surpassing the state threshold.

Remove Affected Material and Clean Area

We will start removing any affected material and dispose of it properly. Once all material is removed we will clean the area to ensure that when we dry there are no particulates dusted up.

Place Drying Equipment & Reach Dry Standard

Once generally cleaned we will set our drying equipment appropriatley and perform moisture reading daily until it has reached the dry standard.

Final Walkthrough & Invoicing


Once we have reached our dry standard we will perform a final walkthrough with you and work on the invoice process to collect payment.
